 Is it just us, or are we detecting those first telltale signs of autumn in the air?

Although most of our kids are not back to school yet, we’re gearing up to  prepare for the busy-ness that comes with September - back to routines, schedules, and productive habits. Come September, serious buyers will be feeling the pressure to make their move before the holiday season or bad weather hits - so if you’re thinking of selling, NOW is a great time to put your home on the market. 

We’ve put together some of our tried-and-true tips for making the most of your autumn sale. 

If you want to put your home on the market this fall, here’s what you’ll want to do first!

 #2. Make Your Home Maintenance To-Do List 

Now (more than ever) is the time to ramp up your home maintenance plan - rake those leaves, clean your gutters, and trim the trees and shrubs. Consider a coat of fresh paint for your doors, shutters, and varnish for your porch, deck or siding.

If it’s in your budget, be sure to consider upgrading your exterior illumination if it isn’t up to par. Days are shorter, and potential buyers will be out scouting for new homes after school and after their kids’ activities in the evenings. Be sure your home is presented in the most flattering light possible! Not to mention, this is an asset for your safety, too.

Finally? Once September rolls around, you can add autumnal accents for an inviting, warm look - line your doorway with pumpkins and gourds, or hang an earthy, seasonal wreath on your front door. 

 #3. Tidy Up Like Marie Kondo - and Stage to Sell!

If you’re not already familiar with the KonMari Method of decluttering (as seen on Marie Kondo’s Netflix show Tidying Up With Marie Kondo), it’s a really fun way to approach tidying up your home to make it MLS-ready - leaving your home with items ONLY that bring you joy.

Here are some of the principles of the KonMari Method:

  1. Commit to tidying up

  2. Imagine your ideal lifestyle

  3. Tidy by category - not room  

  4. Get rid of what doesn’t bring you value  - does it bring you joy?

Ensuring your property is as clean, well-staged, and de-personalized as possible will help drive up your market value and encourage a faster sale - which means more money in your pocket! Pare down your home’s belongings to just what you’ll want to move with - and if you have extra, you can always place it into storage for the interim.

When it’s time to market your home, this helps us present your home as a “blank canvas” and reduces the appearance of what might be perceived as clutter in your listing photographs.
