Fall is just around the corner - the kids are back to school, and we’re squeezing out the last few weeks of quality “dock” time at the lake! With the holidays still far away on the distant horizon, it’s a busy, yet peaceful time for families here in the Alberni Valley.
Because we’ve still got a couple of months until a cold snap hits - and the holiday chaos takes over - now is considered an idea time to buy or sell Real Estate on Vancouver Island.
Thanks to our magnificent autumn weather and overall mild climate, fall is considered an excellent time to properly price and move property. In fact, it’s even known as the ‘second spring’ in Western Canadian Real Estate!
Come September, serious buyers will be feeling the pressure to make their move before the holiday season or bad weather hits.

If you’re even thinking of making a move this season, be sure to get started today with these helpful tips.
#1. Let Your Trusted Real Estate Team Know
First things first - we’ll want to accurately assess the market value of your home, help you get any financing and/or paperwork in place, and create a priority list of next steps.
We want to get you started on your plan as quickly as possible, so be sure to contact your trusted Real Estate team as soon as you think you might even consider selling.
#2. Step Up Your Curb Appeal
With everything well maintained, you’ll be ready once the buyers are! Just because summer has come to an end, doesn’t mean that your exterior home maintenance and landscaping efforts should. Now (more than ever) is the time to ramp it up - rake those leaves, clean your gutters, and trim the trees and shrubs. Consider a coat of fresh paint for your doors, shutters, and varnish for your porch, decks or siding.
If it’s in your budget, be sure to take a look at your exterior illumination. Days are shorter, and potential buyers will be out scouting for new homes after school and after their kids’ activities in the evenings. Be sure your home is presented in the most flattering light possible! Not to mention, this is an asset for your safety, too.
Finally? Add (sparingly, though) autumnal accents for an inviting, warm look - line your doorway with pumpkins and gourds, or hang an earthy, seasonal wreath on your front door.
#3. Declutter and Stage to Sell
Although it’s step #3, it’s not one to take lightly - ensuring your property is as clean, well-staged, and de-personalized as possible will help drive up your market value and encourage a faster sale - which means more money in your pocket! First of all, you’ll want to do a thorough haul on all of the rooms in your home. What can you donate or repurpose, and what simply must be recycled? Pare down your home’s belongings to just what you’ll want to move with - and if you have extra, you can always place it into storage for the interim.
Any personal items, like knick knacks, photographs, and the like, will ideally be stored safely for moving into your new home. This helps us present your home as a “blank canvas” and reduces the appearance of what might be perceived as clutter in your listing photographs. Finally, we’ll want to arrange any furniture or decor items in a way that is as functional and visually attractive as possible.
