Selling in 2016? Our Top Do's and Don'ts

So, it’s time to list your home…perhaps you’re downsizing, or upgrading, or moving for a new job. Whatever the reason, there are lots of things to consider when selling your home. At the Dave Team we understand it can be a stressful time. We are here to help make the process easier and more efficient for you. 

Here are our top do’s and don’ts for selling your home in 2016!

DO consider selling in the off-season and the hot season. Everyone knows spring as the best time of year to sell your home, but it is also the heaviest time of year for real estate inventory on the market. Consider all times of year as potential good times to sell, as each season has their benefits. The right realtor will help you determine when would be a beneficial time to sell; taking into consideration both the market as well as your personal needs. 

DON’T neglect to fix small things that are broken. If there are lots of small issues, like leaking faucets or a ripped screen door, potential buyers will question the upkeep of the house, especially potential larger issues that can’t be seen. Repair the small things that are low cost and you can do yourself before you invite buyers into your home. Taking the time to do this will prep it for a quick sale. Having a home that is ‘move-in ready’ can go a long way!

DO price to sell. A real estate agent can help price your home to sell for the best value possible in the shortest period of time on the market. Unless the market is extremely competitive, always price your home to sell. Your real estate agent will conduct a market evaluation and provide you with advice on the right price tag for your home. One key point to remember is that your home is worth what people will pay for it.  Our market evaluations include the process of researching and gaining an understanding of what similar homes in the area have sold for in order to help you price your home correctly. If you price too high, you’ll miss out on a lot of potential buyers and opportunities to sell! 

DON’T do it alone. Selling and/or buying real estate is one of the biggest financial decisions many people make in their life. Talk to an agent before getting started. We are trained professionals who know the market, laws, and can provide sound advice. It’s very useful to employ outside perspective that is not emotionally involved or connected to the house like the seller is.

DO understand your real estate agent’s marketing approach. Real estate is a competitive industry where marketing plays an important role, especially online efforts, as the majority of home searches start online.
