Alter your mindset
Emotionally detaching yourself from your house can be difficult; especially if it is a place you have lived for a while and have raised kids. Before you invite buyers into your home, remember you need to look at your property from a buyer’s perspective. Ask your real estate agent to do a walk-through of your home with you. They will help you get into this mindset and look at your house from a different POV! Working together, you can determine little fixes and how to remove some of the personal aspects (e.g., kid’s toys, day-to-day clutter, pictures, etc.).
Make sure the outside matches the inside
First impressions count! Almost all buyers will do a drive-by before determining if they will book a showing or attend an open house. They’ll check out the neighbourhood, what is close by, and most importantly, they will assess the outside of your house. So, before you list your home spend some time cleaning up the yard, make sure the lawn is mowed, flowers are fresh and the fence is painted. Power washing your deck and house, as well as touching up paint on the front door can go a long way.
Keep it clean
There are two stages to cleaning. The first is a deep clean, where you focus on appliances, cupboards, windows, etc. If you’re busy, consider hiring a professional cleaner to come in and do this. The second part is the daily cleanup. Showings can happen on short notice. It is essential to keep your house clean and tidy of the daily clutter and “things” that pile up. If you have kids, make it a fun family task to clean up before the end of the day. This is something you can all do together.
Wall colours can attract or turn off potential buyers. To appeal to the majority of people, keep your colour pallets neutral so buyers can picture their furniture and personal items in the home. Consider greys, taupe, tan or other warm colours.
